And for property landlords in Bristol, it’s a good time to consider a few minor improvements to make your property more attractive, such as painting front doors, tidy the gardens, and cleaning the windows.

This year, CRS has made some improvements to its systems and sees the launch of a new bespoke property letting database that’s able to deal quickly and efficiently with all applications from start to finish online.

City Rental Services groups have been instructed to make ONE whole DEPOSIT payment per group this year, in an attempt to eliminate multiple single payments being received over a long period of time from student tenants in Bristol.

This is a new concept that we hope will make our landlords’ accounting easier and clearer.

All deposits should be registered within 30 days of receipt and a copy of the certificate sent on to admin@citypropertylets.co.uk for our records.

City Rental Services will issue a copy of the certificate to all groups as a standard part of the application process.

Coming soon will also be a New Tariff of Services for letting only landlords, which we’ll discuss in further on a blog post.

City Rental Services are proud to be offering a new comprehensive “Tariff of Services” this year in an attempt to assist our letting only landlords in the run-up to, and changeover period, of student houses.

Services will vary from simple key holding to complete handling of the changeover period – watch this space for further details in coming weeks.

We’re really excited here at City Rental Services this week – with the start of our student accommodation season for 2016-17.

Things to do when moving into student accommodation in Bristol

After a hectic start to July at City Rental Services, when we moved 600 students into new rented accommodation in Bristol within 48 hours, it’s time to consider next steps for our student tenants in various BS postcodes.

And with the heady rush of moving into new student homes in Bristol now completed, and more than 100 student properties changing hands from our busy offices at 58 Gloucester Road, new student tenants need to get their checklists organised and start reviewing their new homes.

Some of the top priorities when moving into new student accommodation include:

* Check your property inventory when you get it to make sure it’s correct

* Read all utility meters – especially gas and electric – and take photos of all meters on a smartphone to keep as reference

* Find out if your water meter is on quarterly or half-yearly billing

* Email Bristol City Council Tax department with your Student Number for your new property

* Ensure that you have the full allocation of rubbish bins for the property

* Confirm your landlord’s telephone number and email address

* Find out who the current utility suppliers are and who in the house will deal with any issues: establish a chain of command for resolving problems

* Let your landlord know if the property will be empty over the Summer

* Remember that living in a shared student house means working together

Reflecting on moving 600 students into new rented accommodation in Bristol in 48 hours

When we get near the end of July it’s time to slow down a little and reflect on the last six months of preparation for the student changeover – and how we got through the two busiest days of the year at our central Bristol lettings agency, namely the 30th June and the 1st July.

Over these two days, some 600 students vacated the properties they had chosen by calling into our offices at 58 Gloucester Road.

A lot of preparation had been undertaken, cleaning, gardening, rubbish, removal boxes were packed, charity shops visited, and many trips to the tip were made.

On the 1st July, our Bristol landlords were ready and waiting for the new students who were eager to move into their new student rented accommodations in various BS postcodes across the city.

We came across some interesting comments, including from a cleaner who went to clean a student house including the kitchen, and noted in his report:

“I can’t clean the cooker” he wrote. We feared the next line, but it was “it is immaculate”.

Thanks to that group of students from an 8-bed house, who understood well what it means to move out properly: deposits got refunded quickly to that group. We really wish them the very best for their future careers.

A student landlord with another large student property in Bristol popped in to the office to say a big thank you to us for selecting such a nice group for his house.

He understands what it takes to be a good student landlord, he prepares the house well, and also provides cleaners – thanks Mr S!

Another landlord called in to say ”I understand the deal now: the students pay a lot of money and I have to put back in to my houses” – so he now pays for some of the cleaning himself during student tenant handover.

Some landlords may not understand the deal, and some student tenants don’t understand the deal either – both of these situations can lead to minor rental deposit refund disagreements. We try and get them all resolved if we are asked to help.

Ready for the big Bristol student accommodation move-in on 01st July?

It’s nearly the 1st of July, and the end of a long hard six months since we started marketing our student properties.

Here at City Rental Services on Gloucester Road we try to provide a good choice of properties for the students from both the University of Bristol and University of the West of England.

Our choice of properties ranges from two beds to twelve beds.

During the first six months of the year, groups of students – usually first years preparing for their second year of studies – call into our office at 58 Gloucester Road BS7 to check through our books for a bargain a house offered at a very reasonable price to help with the problems of balancing a student budget, or maybe they push the boat out and for a more expensive house with better facilities.

The rents range from £250 to over £400: of course, the cheaper ones will be far less well appointed, in more outlying areas, or may present a few more challenges in terms of wear and tear or maintenance.

Although City Rental Service offers a letting only service as an introduction to the owner landlords, we do our very best to help during the year with any issues that can arise between Landlord and Tenant – we act as an information centre, a helpdesk.

Now the tenancies are concluding for many of last year’s customers, there are issues relating to deposit refunds, house cleanliness, rubbish removal even disagreements between Landlord and Tenant or Tenant and Landlord.

To both parties, has the deal been fair and reasonable, did you do your bit?

Let’s get the houses empty, clean and tidy and ready for the new groups.  Let’s not fall out over minor issues, let’s avoid tenancy deposit issues, where rents are paid in full and the house left in a reasonable condition, and Landlords let’s get those deposits refunded quickly and spend the time looking forward.

New groups are waiting for their keys on the 1st July 2014 keen to move into their new BS7 student properties, to get settled in, and then off to enjoy the Summer holidays.

Things to do when you leaving your student property in Bristol

We’ve been talking recently on our rented property blog at City Rental Services about considerations for Bristol students preparing for the big annual move out of rented student accommodation in BS postcodes.

And this week, we’re focusing on things to do when you leave your student property in Bristol to ensure that a messy house doesn’t cause a dent in the return of your rental deposit.

* At least 5 days before moving out – defrost the fridge freezer and clean the entire property.

* Collect post forwarding addresses and/or address changes for all co-tenants.

* Make an appointment to give keys and forwarding addresses to landlord.

* Clear all rubbish and recycling, including visiting local tips with all items.

* Make a plan with your co-tenants – who is doing what, such as cleaning, notifying utilities companies, clearing rubbish, replacing furniture, checking all property inventories, ensuring that all rent has been paid, and checking where all co-tenants are going at the end of the year.

* Tell your landlord if anything is broken and be upfront – this saves time in dealing with the rental deposits in the long run.

* So, if there are six student tenants in the rented property this means six cleaned bedrooms and all communal areas should be spotlessly tidy.

* If there are any issues, speak to the landlord immediately, and remember that a new set of student tenants are waiting to move into your rented property.
