New team member joins our Gloucester Road lettings agency

The team at City Rental Services are pleased to announce the arrival of a new team member.

Scott Matthews, pictured below, joined our lettings team at the end of July 2016 having come from a postgraduate teaching background in Bath.

Scott has expressed a keen interested in property management, and we have been very impressed with his varied skills and his ability to settle into his role with ease and efficiency.

Scott is based in our central Bristol office and has already enjoyed meeting many of our valued Bristol landlords. We feel sure that over the coming months Scott will grow into and excel at becoming a fine ‘Lettings negotiator’.

Commenting on the new role, Scott said:

“Having recently been a student myself, I am familiar with the experience of renting while studying away from home. Though exciting, it can be pretty daunting – especially when it is a new experience. I am therefore keen to help in making tenants feel at ease when renting properties through our agency.”

Scott will be working closely with both tenants and landlords over the coming months, as well as helping to oversee the day-to-day running of the agency rented property portfolio. Welcome on board, Scott!

Private sector tenants happier in 2014 with rented properties

Here at City Rental Services one of our main concerns is to have happy tenants – and our team of expert negotiators work hard to make sure our tenants stay happy.

So, it was good to see an article online this week from an industry website, highlighting a growing number of private sector tenants are happy with their rented properties.


The statistics, taken from the current English Housing Survey ‘Households Report’ highlights that 84% of private sector tenants are now satisfied with their house, according to data received. This is an increase on last year.

We know how much hard work, time and energy it takes to succeed with customer service as a leading independent lettings agency in Bristol.

Despite media myths, there are lots of good people in the sector. It’s a huge industry, with many people working hard to meet current demand. The property rental market in Bristol is, in particular, driven totally by supply and demand.

The current trend is towards renting property rather than mortgaging, and many of our rented property tenants in Bristol are happy to rent good quality homes from a great lettings agency for long period of time – often years.

Bristol private rented sector faces immigrant onus from Queen’s Speech

At City Rental Services we watched with interest the measure introduced around immigrants in this year’s Queen’s Speech, and the impact on the private rental sector in the city.


According to proposed plans, residential landlords are to be forced to vet a tenant’s right to live in the UK before agreeing a Tenancy Agreement.

The new measures were heavily criticized by the National Landlords’ Association’s (NLA) Chief Executive Officer Richard Lambert, who said of local authorities:

“They must undertake robust, intelligence led, targeted enforcement, otherwise illegal immigrants who are refused housing by reputable landlords will face homelessness or be pushed straight back into arms of the criminals who deliberately exploit vulnerable people.”

It’s disappointing to see more legislation facing the private rented sector, and the burden is being placed on letting agents and landlords in Bristol to help in the battle against illegal immigrants.

Landlords and reputable letting agencies already use due diligence and carry out stringent checks when accepting new professional and student tenants, so there should be very little amendment to the measures already in place at City Rental Services.

The additional potential paperwork will prove unpopular with landlords in Bristol, but we’re on hand to help and advise, of course.

What can the Olympics teach us about letting properties in Bristol?

At City Rental Services, we watched the Olympics with pride, excitement and enjoyment – as did so many others. An incredible series of events, and wonderful for the UK.

One of the things which stood out for many Bristolians watching the Games was the staggering success of the British cycling team.

The example of the British cycling team is a good one, too. Did you know that the helmets used by the team were designed and manufactured in Bristol?

The helmets were specially designed for each individual cyclist, utilising an innovative honeycomb design, and ensuring that each helmet fitted the cyclists perfectly. A uniform, standard approach wasn’t going to get Gold!

The British cycling team enjoyed huge success – largely because they had the right investment. And, importantly, they were helped when it was needed.

This got us thinking here in the central Bristol offices of our lettings agency about lessons the Olympics can teach us all in our daily lives – and in how we deliver our services as a leading independent lettings agency in Bristol.

At our Gloucester Road offices, our team of Bristol lettings negotiators work hard to get a perfect fit for each tenant, too.

Our approach is simple: we try to listen first, to quantify our tenants’ needs. Then we match up what our Bristol landlords are looking for, in terms of ideal tenants. Finally, we tailor our rented properties in Bristol to fit both parties, all being well!  It may not always work perfectly, but we do our very best for both parties.

For example, during the student year 2011/2012 we had an Architecture student looking for rented property in Bristol. We ensured that he had a larger desk in his room, to meet his requirements whilst studying his Architecture postgrad degree.

His rented accommodation in Bristol also had a great view from the bedroom window, to inspire him as he put together architecture designs.  Following a successful Graduation he now has a great new job and home, and even a puppy.
