Looking for student accommodation in Bristol in 2017?

Firstly, the management team at City Rental Services would like to wish our landlords and tenants a very Happy New Year.

And, with the student lets for 2017 have already taken off in a whirlwind of enquiries, viewings and applications.

With many properties already let and more in the process of being let to those looking for student accommodation in Bristol, the City Rental Services team are as busy as ever running around BS7 carrying out numerous viewings.

In the office this week, for example, the phones are ringing red hot, with over 70 more student houses to let being uploaded to RightMove.

During this early stage of student lets for 2017, there are many properties for prospective tenants to choose from, and it’s already noticeable that the more up together and well-presented properties are letting first.

And for property landlords in Bristol, it’s a good time to consider a few minor improvements to make your property more attractive, such as painting front doors, tidy the gardens, and cleaning the windows.

This year, CRS has made some improvements to its systems and sees the launch of a new bespoke property letting database that’s able to deal quickly and efficiently with all applications from start to finish online.

City Rental Services groups have been instructed to make ONE whole DEPOSIT payment per group this year, in an attempt to eliminate multiple single payments being received over a long period of time from student tenants in Bristol.

This is a new concept that we hope will make our landlords’ accounting easier and clearer.

All deposits should be registered within 30 days of receipt and a copy of the certificate sent on to admin@citypropertylets.co.uk for our records.

City Rental Services will issue a copy of the certificate to all groups as a standard part of the application process.

Coming soon will also be a New Tariff of Services for letting only landlords, which we’ll discuss in further on a blog post.

City Rental Services are proud to be offering a new comprehensive “Tariff of Services” this year in an attempt to assist our letting only landlords in the run-up to, and changeover period, of student houses.

Services will vary from simple key holding to complete handling of the changeover period – watch this space for further details in coming weeks.

Please feel free to drop in, email or call us with any enquires.

A festive message from our Gloucester Road-based lettings agency

As Christmas approaches here at City Rental Services, we’ve finally got a moment to reflect on 2015. And what a fantastic year it’s been for our Gloucester Road-based lettings agency – now in our 19th year of trading in Bristol.

More than 600 student tenants have signed up, moved into their new student accommodation in Bristol, and are living their dreams in the city.

There’s no doubt that both UWE and Bristol University are among some of the most prestigious further education institutes in the country, with 1000’s of young adults flocking to Bristol every year: this creates an enormous demand for a place to call home for these student tenants across various BS postcodes every academic year.

Here at City Rental Services we’re proud to say that we’ve let every single room on our books this year, with the rental of a number of properties being completed before the New Year even begins.

Our office is as busy as ever, with our close-knit team of energetic lettings negotiators and property experts not just a year older, but a year wiser.

Enormous amounts of work have been done in the lettings, management, and accounts areas of the business to adapt to the ever-changing needs of our buy-to-let landlords in Bristol.

As time moves on, the requirements of individual landlords and tenants change, and we’ve been quick to accommodate all requests put forward.

Our small team is well-established and holds an enormous wealth of property lettings knowledge between us.

Our systems are continuously improving and our enthusiasm is greater than ever, driving us forward into the challenges due in 2016.

There has never been a better time to be involved in property lettings and property management in Bristol, despite recent Stamp Duty Tax changes – more of that to follow in an upcoming blog post.

This time of year is usually a time to slow down and prepare for festivities, but not this year for our independent letting agency team: a selection of our rented properties in Bristol have already been launched and let.

The increase in business is a sure sign that our Gloucester Road-based lettings agency provides an affordable, efficient, and speedy letting-only service that both tenants and landlords continue to find user-friendly.

The whole team would like to thank you for your continued business and we look forward to working with you in 2016.

Why the student rented property market in Bristol is hot news

At City Rental Services, we’ve recently launched our student season rented properties available to move into from July 2015 – but why so early, you might ask?

Simple – demand for rented student accommodation in Bristol is so high that many landlords want to showcase their rented properties for students in Bristol as soon as possible.

All of our properties are listed on Rightmove as well as firstly being highlighted on our own website.

Our student rented properties in Bristol are value for money, and run by landlords we’ve worked with for many years.

We talk to our student landlords in Bristol about many aspects of letting rented properties, including health & safety standards, regulations, maintenance and repairs to rented properties, and what student tenants expect for their money.

If you’re a new student in Bristol, or a group of students in a BS postcode thinking of getting a place for July 2015, call into see us at 58 Gloucester Road for a chat.

We can talk through available houses, locations, sizes, facilities, and general advice whilst you decide which ones to view.

Ready for the big Bristol student accommodation move-in on 01st July?

It’s nearly the 1st of July, and the end of a long hard six months since we started marketing our student properties.

Here at City Rental Services on Gloucester Road we try to provide a good choice of properties for the students from both the University of Bristol and University of the West of England.

Our choice of properties ranges from two beds to twelve beds.

During the first six months of the year, groups of students – usually first years preparing for their second year of studies – call into our office at 58 Gloucester Road BS7 to check through our books for a bargain a house offered at a very reasonable price to help with the problems of balancing a student budget, or maybe they push the boat out and for a more expensive house with better facilities.

The rents range from £250 to over £400: of course, the cheaper ones will be far less well appointed, in more outlying areas, or may present a few more challenges in terms of wear and tear or maintenance.

Although City Rental Service offers a letting only service as an introduction to the owner landlords, we do our very best to help during the year with any issues that can arise between Landlord and Tenant – we act as an information centre, a helpdesk.

Now the tenancies are concluding for many of last year’s customers, there are issues relating to deposit refunds, house cleanliness, rubbish removal even disagreements between Landlord and Tenant or Tenant and Landlord.

To both parties, has the deal been fair and reasonable, did you do your bit?

Let’s get the houses empty, clean and tidy and ready for the new groups.  Let’s not fall out over minor issues, let’s avoid tenancy deposit issues, where rents are paid in full and the house left in a reasonable condition, and Landlords let’s get those deposits refunded quickly and spend the time looking forward.

New groups are waiting for their keys on the 1st July 2014 keen to move into their new BS7 student properties, to get settled in, and then off to enjoy the Summer holidays.

Don’t forget to get insurance – there are lots of good companies ready to offer student insurance. We came across www.studentcover4you.co.uk this week, with no locks on individual bedroom doors required. Let’s get moving!

How can a letting agent in Bristol let so many student properties in Bristol in one month?

Here at City Rental Services, we wanted to dedicate a blog post to say thank you to all our student landlords in Bristol this week.

It’s always a pleasure to be given good quality, well-maintained, well-equipped houses to let: these are the ones that let first – usually in the first two weeks of the new student term.

Then we saw a deluge of applications for the large assortments of houses from 12 bedrooms to 3 bedrooms across BS6, BS7 and BS8 postcodes.

Discerning student tenants carefully pick and choose, often rejecting over-priced or poorly-maintained properties in favour of the decent deal offered by a ‘well trained’ student property investor who clearly understands the relationship between Landlord and Tenant in Bristol.

In our BS7 letting agency, we find that at the start of the year it’s a really busy time, getting all student rented properties marketed, signs and boards up and the office fully prepared for students starting the new Spring term and eager to find good value rented student accommodation.

The largest properties get viewed first, and then a combination of room numbers, the right rental price, and a good location bring applications flooding in.

Prices have increased a bit in BS7, but student tenants are always looking for value for money, and expect a good deal from us which they get. They are far more street savvy about BS-based rented properties.

We dealt with 50 student rented properties in one month alone, an increase of 10% on last year.

BS7 is increasingly popular, as it has the whole package – better value rents, lots of attractive and interesting mid-terrace rented properties with gardens, and many landlords completing houses to an excellent standard.

These landlords in Bristol are, of course, rewarded with the best student tenants, and this has been reflected in the increase in our business, too.

Student accommodation in Bristol defies the UK recession trend

At City Rental Services we know what a fantastic city Bristol is for the provision of high-quality student accommodation, for both undergraduates and postgraduates, in the popular BS postcodes preferred: BS6, BS7, and BS8.

In our Gloucester Road office recently we come across this news story from the Bristol Post, highlighting a boom in student accommodation, despite the recession trend in rented property across other UK cities.

As experts in the student lettings market in Bristol, we read the article with interest, and whilst we’re preparing for the student lettings season for 2014-15, CRS is monitoring the market, to ensure that student property landlords in Bristol get the correct market rental level for their properties.

If you’re a student looking for quality rented accommodation across those ever-popular postcodes BS6, BS7, and BS8, or a landlord with student accommodation to offer in Bristol, feel free to pop into our Gloucester Road offices for a no-obligation chat.

Or check out our properties now being listed on www.rightmove.co.uk/students or on our two web sites:

www.city-rental-services.co.uk and www.city-property-lets.co.uk

There will be a large selection of student houses from two to 11 beds advertised, with over 100 to choose from by Christmas.

Helping student tenants find their perfect property in Bristol

At City Rental Services, working with student tenants to find their perfect rented properties in Bristol forms a large part of what we do as a lettings agency.

And this becomes even more important as we approach August, the time of year when students going through the UCAS clearing system are looking for last-minute availability on rented properties across the city.

It can be a difficult task for them, too, with student Halls already full. Most student tenants in this difficult position will go online to try and find suitable rented accommodation in Bristol, which can be stressful – even before they’ve arrived to start their studying and a new life in Bristol.

This is where we can help.

At City Rental Services, we’re happy to rent room-by-room for student tenants as required, and we try to match college courses and interests with our shared student accommodation where possible in Bristol.

We specialise in providing late student placement in rented property, and this can be especially important for foreign students coming to Bristol and looking for last-minute accommodation in the city.

It’s crucial to remember that good quality rented property is a fundamental part of a student’s college life, and we believe that student tenants should be well cared-for by their letting agent.

After all, the first three months at college from October to December are when many students will make friends for life. Their accommodation helps this to happen in our experience, and of course happy tenants makes us happy, too!
