Is there a shortage of affordable rented housing in Bristol?

We came across an interesting article at City Rental Services last week, and thought it would be worth discussing on our rented property blog.

According to this article from the House Building Federation (HBF), there is a shortage of private housing in the UK – to the tune of 200,000 homes nationwide.

The article comes at a time when quality, affordable private rented accommodation is in greater demand than ever before in BS postcodes.

CRS management enjoys another successful Landlord Expo event

The management team at City Rental Services has returned from the Landlord Expo 2014 event and were particularly impressed by the quality of stands and information available.

The 13th Expo event, held on Thursday 03rd April at UWE’s Exhibition & Conference Centre, there were more than 80 exhibitors and 500 attendees, with a wealth of information available for landlords in the private rented sector in Bristol, from planning rental portfolio finances to legal requirements for fire alarms in rented accommodation in Bristol.

We found a number of stands eye-catching, especially John Hodges Solicitors, Indesit, and Moore Stephens Accountants.

It was really useful to walk around and meet exhibitors, finding out about the services they provide, and we particularly enjoyed being able to study the various Deposit Scheme exhibitors – as well as collecting free pens and sweets, of course.

We also re-connected with friends such as Junk Buster and Blue Flame Service, whilst on our networking trail.

The event was supported by the Bristol Association of Letting and Managing Agents (BALMA) and the Association of Residential Letting Agents (ARLA), and overall contained everything needed to be a successful landlord in Bristol.

Are you studying in Bristol and looking for student accommodation?

It’s this time of year at City Rental Services when the hunt in Bristol for student accommodation traditionally starts to go quiet as students leave the City for the Easter Holiday.

The first few months of the year are always busy with students sourcing rented accommodation in various BS postcodes – the larger ones go first, particularly those with 6-12 bedrooms, closely followed by student accommodation in the best condition and in the most desirable locations – but now it’s quiet until after the Easter Holiday.

When term restarts, the search for a student home resumes. The search continues right up until the new terms start on 23rd September for UWE students and on 29th September for Bristol University students.

Bristol landlords – are you committing fraud against your mortgage lender?

We came across an interesting article at City Rental Services from the Sunday Times, highlighting how failure to read the small print in his home load deal landed one landlord borrower on a national fraud database.

Landlords in Bristol should be aware that homeowners who let their properties without informing their mortgage lenders can be hit with heavy financial penalties and even being reported for fraud.

Your lender will usually permit the letting of a property, but permission has to be given prior to the commencement of any tenancy. If you don’t, they could claim a breach of residential mortgage terms and conditions.

It’s critical to ensure that as a new landlord in Bristol you’re ready to rent your property, and have all legal matters in hand: property management looks simple at first, but there are stringent rules and legislation in place.
